Top 10 Boiler Maintenance Tips

As boilers age, they become less effective - and more expensive to run.


Most homeowners don’t want to think about boiler replacements. However, you should know a new boiler could cost you anywhere between £500 and £3500 before installation. Depending on whether you have a combi, system, conventional, electric or biomass boiler, the average replacement cost including installation runs from approximately £3000 to £13,500.


The right boiler care can make your boiler last longer and work better, for a comfortable home and more money in your pocket.


Here are the boiler maintenance tips to know about.



  1. Book an annual boiler service It’s an often overlooked tip, but getting your boiler serviced every year is a smart move. It keeps your boiler working at its best, which means lower heating bills and a longer lifespan. An annual boiler service is also usually required to keep the manufacturer’s warranty valid. Always speak to a Gas Safe engineer who can provide a reliable inspection and spot small issues before they turn into a need for expensive repairs. 

  2. Keep an eye on the pressure The right pressure keeps water flowing effectively around your home. Check the pressure gauge, which is usually located on the front of your boiler. For most models, the correct pressure is between 1 and 2, but you can check your user instructions to make sure. You can adjust the pressure yourself to get it working properly again.

  3. Regularly bleed radiators We recommend bleeding your radiators at least once a year. That’s because pockets of air can get trapped in radiators, preventing them from heating up evenly. If you’ve ever noticed cold patches on your radiators, this is usually a sign they need to be bled. Bleeding releases the trapped air and gets the hot water flowing throughout your heating system once again. Use a radiator bleed key or flathead screwdriver and turn the bleed valve anti-clockwise until you hear air escaping. Once water starts to escape, turn the key clockwise to tighten the valve. Hold an old cloth or jug under the valve to catch any drips!

  4. Check and balance radiators Try to get in the habit of checking that your radiators are working as they should. If you notice some radiators that are cooler than others, or radiators that are only hot at the top, they may need to be flushed or balanced. Get in touch with a heating engineer who can help.

  5. Make sure the boiler flame is blue Boilers burn with a clear blue flame. If your boiler flame is a different colour, such as orange or yellow, this is a sign of incomplete combustion. Contact a Gas Safe heating engineer quickly. 

  6. Watch out for drips If the external pipe is dripping water, this could be a sign that your boiler needs some attention. Talk to a local Gas Safe heating engineer who can inspect your boiler.

  7. Lag your pipes for winter  Protect water pipes around your home before winter creeps in. “Lagging” involves insulating your pipes. You can buy lagging easily and cheaply from a DIY shop - and it’s worth the trip. Not insulating pipes can cause them to freeze and even trigger a boiler breakdown.

  8. Speak to a professional  Only registered Gas Safe engineers should repair boilers - never attempt this yourself.
